Willow Creek purchases undermanaged, underperforming, as well as stabilized properties at attractive in-place valuations. We employ an investment strategy that combines objective market analysis with local market expertise. We favor assets that underwrite to a clearly identifiable business plan.

Our investment strategy comprises three major components. First, we identify markets with built-in demand drivers- primarily in secondary and tertiary markets where local market knowledge and relationships potentially give us an edge over competitors. Next, we target middle market deals with a certain capitalization- potentially too small for institutional investors, yet too large for local players. Finally, we aim to unlock value through disciplined underwriting and proactive management and business plan execution.
